Position Requirements
- University degree with major in business, finance, or economics, or a directly related field.
- CFA Level 1, minimum
- Three years of experience as a finance and/or investment analyst with a heavy focus on real estate investment and international portfolio management, specifically in North America, Continental Europe, United Kingdom & Asia Pacific.
- Demonstrated expertise leveraging advanced analytical tools such as Anaplan, PowerBI, and Excel to develop and refine international fund models, with a proven ability to perform complex scenario planning and cashflow forecasting
- Experience supporting real estate investment underwriting by assessing portfolio impacts, ensuring strategic alignment with international market dynamics, and identifying potential risks. Must have a proven track record of facilitating investment decisions that positively influence overall returns in an international property portfolio
- Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships with all personalities; ability to exercise strict confidentiality
- Accurate and detail-oriented with strong analytical skills; ability to allocate one's time effectively, work under pressure, manage and meet tight deadlines and expectations.

Responsibilities
- Collaborate with other teams (IT, Research, Investments, Asset Management, Valuations and Finance) to automate data collection and facilitate data-driven decision making, playing a key role in the ongoing development and enhancement of the 'Total Portfolio Management' framework
- Advance QuadReal’s agenda for deriving insights at the portfolio level by contributing to scenario modelling, what-if analysis, and debt modelling efforts
- Collecting and validating operational and performance data from various internal and external sources; updating and maintaining proprietary databases and reporting dashboards for accurate and timely reporting
- Continue to refine and develop portfolio Fund Model, ability to run 'what-if' scenario analysis, portfolio construction modelling, performance measurement & attribution, liquidity, and stress testing
- Support other key internal stakeholder groups: Engage with quarterly appraisal process to help gain insight, understand trends, and improve visibility into QuadReal’s International portfolio; support real estate investment underwriting by providing portfolio impact analysis
- Propose original ideas within a global portfolio management context, based on personal interests or prior experience that contribute to cross functional initiatives at total portfolio; gain exposure to a variety of investment strategies including direct real estate investments, fund investments and public real estate investments
- Assist in the preparation of regular reporting for senior management, the Board of Directors and BCI; look to leverage technology to automate these processes in a timely manner
- Investigate and analyse opportunities to help improve business efficiencies and maximise use of QuadReal's enterprise applications
- Actively adhere to compliance and risk management policies, and participates in business continuity planning
- Updating and maintaining proprietary databases and reporting dashboards for accurate and timely reporting
- Computing AuM, investment performance, real estate operating metrics, and other KPI’s.
- Engage with appraisal process to help gain insight, understand trends, and improve visibility into QuadReal’s International portfolio

Hours: 7.5 hours per day, 37.5 hours per week

The Associate, Global Portfolio Management will report to the Vice President, Global Portfolio Management and be responsible for advancing portfolio analytics and portfolio optimization for the International Portfolio. This position will work closely with the International Asset Management and Investment team, Research and International Finance & Operations to ensure consistency and accuracy in portfolio analysis across the QuadReal Portfolio.
