While many consumers are aware of the processes involved with selling or buying a property, relatively few appreciate the various roles that a realtor plays during either of these tasks. In general, the roles of a realtor can be broken down into three categories:
  • A buying agent.
  • A listing agent
  • A dual agent
As the name denotes, a buying agent will legally represent the buyers in question. Sellers are aided by a selling agent and a dual representative will take on both responsibilities. Amongst other things, the realtor must consider the price of the property, its fair market value and the desires of the customer.

Real Estate Job Education Requirements

In general - and depending upon the company in question - one will need to possess the minimum of a high school diploma. There may also be a period of practical training known as "articling" before a license is granted. Notwithstanding these two requirements, applicants will normally need to obtain a bachelor's degree (or higher) in real estate from a relevant university. Once these metrics are established, he or she can pursue their studies into a discrete field such as an estate marketing manager or a listing agent. Still, all provinces require a broker to pass a written exam to become fully licensed. Once these stipulations are fulfilled, the broker can become a member of a local real estate board and search for employment.

Recent statistics have illustrated that the market has continued to experience a rather "booming" period; particularly lucrative for real estate agents throughout the country. However, there are some analysts who feel that it is only a matter of time before this "bubble" bursts. Low interest rates and flaccid lending policies are said to be a cause of this worry, meaning this market undergoes fluctuations.

Studies illustrate that the average salary of a real estate agent in Canada is $47,815 dollars. This falls in between a minimum statistical pay of $24,021 dollars and the maximum of $99,225 dollars.
